Project overview
Complete tear-off and replacement of the existing asphalt shingle roof, 28 squares, including a full inspection of the decking underneath.
Materials
Architectural asphalt shingles rated for 130 mph winds, synthetic underlayment, and ice-and-water shield along eaves and valleys.
Scope of work
Tear off and haul away the existing roof, inspect and replace any damaged decking (billed per sheet if found), install underlayment and shingles, and replace all flashing, pipe boots, and ridge vents.
Timeline
Weather permitting, the full tear-off and re-roof takes 2 working days, with a dumpster on site for the duration.
Warranty
30-year manufacturer shingle warranty plus a 10-year workmanship warranty on the installation.

Terms
A 30% deposit secures your spot on the schedule; the balance is due upon completion and passed inspection. This proposal is valid for 30 days from the date sent, after which material pricing may be updated. If we find deck damage or additional layers to remove once tear-off begins, we'll stop, show you photos, and get written approval before continuing.
